Bookings are accepted by us subject to the following Terms and Conditions

Booking Procedure and Payment Terms

2.1 Bookings are confirmed upon completion of a booking form and receipt of a cheque payable to Mr A. Berry for £100/$170 per week booked.

2.2 Full payment is due 8 weeks prior to the planned start date. Any bookings made within 8 weeks of the planned start date will require payment in full at the time of booking.

2.3 We reserve the right to cancel a booking due to non-payment within these payment terms.

Cancellations

3.1 Cancellations may be made to any bookings after confirmation. All cancellations must be made in writing.

3.2 The following cancellation rates will apply in the event of a cancelled booking

More than 60 days prior to start date	Loss of rental deposit
30 to 60 days prior to start date	Loss of 50% of rental amount
Less than 30 days prior to start date	Loss of full rental amount

3.3 In the unlikely event that circumstances beyond our control mean that we need to cancel a rental agreement, we reserve the right to cancel any bookings and will refund any monies paid.

Occupation

4.1 The rental is for the use of the persons named on the booking form only. Any sub-letting, sharing or assigning is prohibited.

4.2 We will not be liable for any injury or loss arising from use of the villa or pool.

4.3 For the comfort of all guests, the villa is Non-Smoking. Smoking is only permitted in the pool deck and patio area.

4.4 Sorry, but we are unable to accommodate pets.

4.5 Inline with Florida law, barbecues are not permitted within the screened pool area.

4.6 We will provide details of our Property Management Company who will be available 24 hours per day during your stay to handle any problems arising.

4.7 Booking in and collection of keys will be handled by our Property Management Company on arrival. Full details will be provided on confirmation of booking.

4.8 The Property Management Company will take a security deposit of $200 on booking in.

Force Majeure

5.1 We can not be held responsible nor will we be liable for losses or changes caused by force majeure, e.g. strikes, floods, weather conditions, war, riots, terrorist activity or any other event beyond our control.
